Planning & Zoning

Types of permits:

General permits are required for such projects as residential re-roofing, re-siding, same size window replacements, accessory sheds under 200 square feet, fences, and signs that don’t require footing installation. These permits can be issued same day, over-the-counter, with a $60.00 permit fee.  However, please check with the City to see if any additional information will be required. Fences, for example, require a site survey or the ability to locate your property pins at the time of inspection.

Building permits are required for a number of different residential and commercial improvement and construction projects. These permits require plan review by the Building Official and the fee is based on the value of the material and labor for the project. Depending on the complexity of the plan review, building permits generally take a week to ten days for processing.

A building permit form is required for projects including, but not limited to:

  • Any type of commercial work
  • New construction
  • Home alterations
  • Additions
  • Finish basement
  • Porches
  • Garages
  • Decks
  • Storage sheds over 200 square feet
  • Masonary fireplace
  • Chimneys
  • Signs that require footings
  • Demolition
  • Moved-In Structures
  • Mechanical and Plumbing

If you are unsure whether or not the work you will be performing will require a permit, please contact the City Hall.

Forms:
The type of project will determine what needs to be submitted along with the application. It is easiest to call the Building Officials Office directly and provide them with a scope of work to determine what materials will be required for submittal.

Inspections:
The City contracts with Metro West Inspection Services. To schedule an inspection, please call their office at 763- 479-1720. The office is open Monday-Friday, 7:00 am to 4:30 pm. Please give 24 hours notice to the Building Official for inspections. Building permits are valid for six (6) months, from the date on which they were issued. All permits require at least one inspection.

Fees:
Please use this sheet as a general reference only. Final fees are determined by the City.
